What is a reserve study, and how often do we need one?

A reserve study is a long-term capital plan for your community — an inventory of everything the association maintains, its condition, and a funding plan for repairs and replacements. We recommend a full study with on-site inspection every 3–5 years, with annual off-site updates in between.

How much can cost segregation actually save me?

Most short-term rental owners see tax savings of 5–10 times the cost of the study in the first year alone. For example, a $3,000 study might identify $100,000+ in accelerated depreciation — at a 35% tax rate, that's $35,000 in tax savings.

Do you work outside of California?

Yes. Our cost segregation studies are performed nationwide across all 50 states, and our reserve study practice serves communities throughout Southern California and Metro Atlanta.

What does a study cost?

Every study is quoted as a flat fee based on your property's size and complexity — no hourly surprises. Request a free proposal and you'll have a number within one business day.

How long does the whole process take?

Most reserve and cost segregation studies are completed within a few weeks of receiving your documents, depending on scheduling and scope.
