RepStatus — the hours are the whole case.

A cost segregation study can hand you a six-figure deduction. Whether you keep it usually comes down to something far less glamorous: whether you can prove the hours you spent on your properties. RepStatus is the compliance platform we built so that record exists on the day the work happens — not the week an IRS letter arrives.

  • Precision logging. Track hours in real time from a mobile-friendly interface — on site, on a call, or managing contractors from home.
  • A live view of the 750-hour test. Progress rings show exactly where you stand, so you're not guessing in December whether you cleared the threshold.
  • Audit-ready export. One click produces an IRS-ready package detailing every entry with timestamps, categories, and property tags.
  • The STR 100-hour tracker. A dedicated tracker for the material participation tests that short-term rental owners rely on.
  • Spouse & partner sync. Built for couples filing jointly where one spouse is the designated real estate professional.
  • It tells you which door is closed. Enter your AGI and RepStatus flags when the $25,000 passive loss allowance is already out of reach — so you know qualifying on hours isn't optional in your situation.

The dashboard doesn't just count hours — it reads your situation. Here it's flagging that an AGI above $150,000 has already closed off the $25,000 passive loss allowance, which is what makes qualifying on hours the only route left.
Why we built it

These cases aren't lost on the study. They're lost on the log.

The standard is contemporaneous

The IRS expects records kept as the work happens. A log assembled months later — from memory, old calendar entries, and a weekend with a spreadsheet — is precisely the evidence that gets picked apart, and the Tax Court has been consistently unsympathetic to it.

The stakes aren't the current year

A disallowed participation claim doesn't just cost you one filing. It can unwind the deduction the entire strategy was built around — after you've already made decisions based on the money.

Spreadsheets aren't evidence

A spreadsheet can be edited on any date, by anyone, with no trace. Server-verified timestamps mean each entry carries proof of when it was actually recorded, which is the difference between a claim and a record.

The threshold arrives quietly

Nobody discovers in November that they're 90 hours short and can comfortably fix it. Watching the number all year is the only version of this that works — which is why the dashboard exists at all.

Who it's for

Anyone whose deduction depends on hours.

If your tax position rests on how much time you spent on your properties, it rests on your records. That covers more people than most investors realize.

New to the terminology? Start with real estate professional status explained, or the four routes past the passive loss rules in why your cost segregation losses might be stuck.

  • Investors claiming real estate professional status — the 750-hour test and the more-than-half test both live or die on documentation.
  • Short-term rental owners — the seven-day exception still requires material participation, and the 100-hour test is the one most owners rely on.
  • Couples filing jointly — where one spouse carries the REP designation, both sets of hours need to be tracked coherently.
  • Anyone who just ran a cost segregation study — the larger the deduction, the more the documentation matters. That's why we include the first year.
